Earlier this year, WJ Shirley were instructed to perform a drainage cctv inspection on a large distribution centre prior to an investment acquisition.
Our initial cctv survey identified £140,650 worth of essential drainage repair work required to restore the system to optimal performance. It was evident that the drainage system hadn’t been investigated for a long time and had deteriorated significantly.
Key issues included:
- Multiple defective pipe sections
- Significant blockages
- Extensive root ingress
Recognising the long-term value of restoring the system, the client immediately approved all recommended drainage repair works outlined in the report.
However, following high-pressure jetting and the removal of built-up silt, scale, and debris, a secondary cctv inspection revealed an additional £80,000 of necessary drainage repairs that had previously been obscured by the defects.
Our engineers attempted to inspect every aspect of the system in our initial inspection. However, when a build up of silt and debris is present, defects may be hidden until de-silting works are undertaken. As the system had been so poorly maintained, it enabled the concealment of these additional defects.
This project demonstrates the critical importance of regular planned preventative maintenance services – highlighting both the scale of hidden liabilities and the financial risk of neglecting drainage infrastructure in high-value assets.
To proactively mitigate these issues arising in the future, our consultants provided a bespoke 5-year planned preventative maintenance plan specifically for the site. This will ensure the asset retains the investment value and is consistently operating efficiently with no disruption to business as usual.
The report was prepared and sent to the client within the suggested time frame, and all works completed were certified for future reference.
