PHASED DRAINAGE STRATEGY

A COST EFFECTIVE APPROACH

Working with a long-standing private client on a national distribution centre, we completed a CCTV drainage inspection in 2024. During this assessment, we identified a substantial build-up of debris and silt within the system that was significantly reducing the overall effectiveness of the site’s drainage infrastructure.

At the time of inspection, the recommended repair work cost fell outside the clients budget. Issues concealed below ground often remain unknown until an inspection is carried out, meaning they aren’t aren’t planned for financially.

Our priority is always to act in the best interests of both the client and the site. To support this, we proposed a phased, longer-term repair and maintenance plan, ensuring the most critical issues were addressed first while enabling the client to manage costs effectively.

Since then, we have returned to the site numerous times to carry out targeted repairs and de-silting works outlined in the phased approach. Each visit has resulted in the removal of a significant quantity of debris and waste that was severely limiting the system’s performance.

As we move into the winter months, with wetter weather placing additional pressure on drainage systems, it is essential that systems are functioning as efficiently as possible. On our most recent visit, we again cleared a substantial volume of debris, further improving flow and system reliability.

While completing all recommended repairs immediately is always ideal, we understand that it is not always feasible. By prioritising the most critical risks and structuring a plan that aligns with site needs and budget realities, we ensure progress continues without compromise to essential operations.

Unexpected drainage issues and the costs that come with them can place a significant and unplanned burden on any site. Regular annual maintenance helps identify problems early—long before they escalate into major risks or expensive repairs. Addressing small issues promptly is always far more cost-effective than tackling a larger failure later on.
